Hi, I really need some wise advice. My husband and I moved to Dallas because I got accepted to Baylor which is in downtown Dallas. We want to buy a home because we hate the idea of having to live here for 5 years and rent, but then again we can't afford anything expensive. So we started looking for homes in suburbs that will give us easy access to downtown Dallas. So far it seems as if Mesquite and Balch Springs are the closest. Then our realtor took us to this new area Heartland, Texas. Does anyone know anything about it? Brand new homes for 119k. It seems to good to be true. The area is beautiful and the homes are really cheap. But then again we want to be able to resale in 5 years and I want an easy drive to downtown. Any feed back or advice would be great! Thanks a bunch.

I don't know anything about those areas. Seems really cheap. Cheap always has strings attached here. Why not move here first in an apartment and look around. I'm thinking maybe Richardson/Garland may suit you if you need to be close to downtown and still want suburban living. Those areas to the south of Dallas aren't my cup of tea.

Bryan Place, townhomes right across from Baylor, may be a good choice for you. There are also homes in Junius Heights/Munger Place that you might be able to swing. But it will most likely be a transitional neighborhood. (Thankfully, it's trending better).

I don't know about Heartland Where is that?

About Balch Springs-NO! Don't even think about it. Crime in that area is pretty bad to say the least. Mesquite is a maybe. Some areas in Mesquite have some rather serious crime issues. (My mother lives there.) I wouldn't consider Mesquite totally unacceptable but neither would it be the top of my list! Southeast Dallas (like Pleasant Grove) is a big no-no too. We lived there for about 10 years. The neighborhood seemed nice to look at it, but it was crime out the wazoo!

Never heard of "heartland, Texas". New development by a developer to sell cheap houses on cheap wasteland? Make sure there is not a toxic dump under there or anything. If you will look at any other newer developments that come up on the southside of Dallas you'll notice they tend to not appreciate that well and actually can go down in value. Uptown, Knox-Henderson, Lakewood, M Streets, etc are MUCH better if you want to stay IN Dallas. Sadly the southern sector of Dallas county is where most of the rolling hills are for Dallas County. So don't let the topography fool you.

Avoid Balch Springs, Pleasant Grove, Lancaster, Wilmer-Hutchins, etc. Mesquite has some iffy areas as well.

Garland and Richardson would be an easy commute and you would be in a MUCH better area and you would not loose your shirts if you bought in the right area. Richardson Heights is nice and convienent to 75/Central. Lots of young families in that area as the schools there are good and the housing affordable.

Just a low priced development (with a healthy 3.3227 property tax rate) out in Kaufman County. I would not be interested in that location, those taxes, or the commute.

Good Lord. Why would you want to move way out when you can live in East Dallas/Lakewood and be 5-10 minutes from Baylor? I can be there in about 4-5 minutes from the Junius Heights Historic District.

BTW, Balch Springs and Mesquite are considered the hillbilly/redneck areas. Highest gun ownership in the universe.

Ask anyone at Baylor. They will tell you.

Default Heartland is nice and worth the price

My husband and I recently signed a contract for a house to be built. The builders are Historymaker Homes, DR Horton, and Lennar. The developer is Ross Perot Jr. The reason the homes are so inexpensive is because it is a brand new developement. They will eventually have a mall the size of Town East Mall in Mesquite. You can get into Dallas by taking I20 to 175. 175 dead ends at Central Expressway. I got to Heartland from 635 and Abrams, leaving at 5:00 pm (rush hour), in 45 min. If there isn't any traffic I can get there in 30. I looked in Dallas, Mesquite, Richardson, and Forney, and Heartland was the best value for the money. I don't know if you have children, but Heartland is under Crandall ISD, which is a very good school district. Heartland sits in between Forney and Crandall. I talked to a few people that already lived there and got no complaints. They all said they loved it. Just because you don't know where something is don' t put it down without even seeing it. It is a great value for your money. I also agree don't choose Balch Springs, and be careful of some areas of Mesquite. Most areas of Dallas has alot of crime, so be careful.

Me and my husband are meeting with HistoryMaker tomorrow out in Heartland tomorrow. We met with DR Horton, but i didnt like the floorplans. Heartland is going to be a GREAT place to live. Im excited. We have already picked out a floorplan, a 2000 sq ft home under 120,000. I work in North Dallas, the commute is going to be different from right now (im in Mesquite). But i have to agree with some posts here...Mesquite is getting bad. Balch Springs has ALWAYS been bad. the reason we have the highest gun owners is because it is too close to Dallas and we shoot trespassers! haha FYI Mesquite is no where near the redneck area as it use to be....you'll find less white people there than anything. Townhomes and Lofts down town are TOO expensive. Heartland is going to be the place to live!!

Heartland is a development, not a town. It is nice now because it is all new. These homes will not appreciate in value for a profitable resale in 5 years, because they are cheaply built cookie cutter homes. Crandall Schools are good but overcrouded (Thats where my children went from K-12) Living in this area all my life, Moderator Cut I can tell you there are better places to invest in a home. I would suggest Rockwall, the fastest growing county in the USA, and a no brainer as to why. Beautiful city, minutes to Baylor and Downtown Dallas, great schools. My daughter is a nurse at Presbyterian. You will love it here! MODERATOR CUT
