That is a nice area of older custom homes that sit on fairly decent sized lots w/ mature trees that are convienent to the entire city. Some have acreage lots and creeks. Close to great shopping without being in the thick of heavy traffic all of the time, good schools and GREAT private schools in that immediate area help as well. The best private schools in Dallas are pretty close to there or in that patch of dirt. These people can live IN the city and not feel like it because of the lot sizes and trees.

People use household income over zip codes, and because zip codes are often very large, and many times encompass lower income areas, they give an inaccurate picture of the true wealth of an area.

For instance, if you look at the median income in West Plano (75093), you'll see that it's $93,000 (down from $105,000 in '99). However, the number is severely skewed, and even though it may seem "poorer" in relation to say, Southlake, specific neighborhoods in W. Plano are some of the highest in the neighborhood.

I've found this site, Higley 1000 (higley1000.com), extremely useful. It ranks the 1,000 most affluent neighborhoods-within-neighborhoods in the US. Here's the data on Dallas/Ft. Worth:

This may have been mentioned but the statistical discrepancies between Avg. Income and median home prices because they use different measures of central tendency (arithmetic mean vs. median). Each statistic uses the correct measure because of the nature of what they are measuring. For example, the median is used for home prices because it negates the skew that would be present in zip codes that have abnormally high or low home prices. And, if you switched and recorded the median income of versus the median income you would have wildly different stats (and not as informative). The real debate is whether income or home prices is a better relative measure of area wealth?

You all forget about ALL the apartments and townhouses that fringe all around those HIGH Wealth homes. They bring down the "income" vs. real property value. We have that in Houston as well. Also, the HP Mom and Dad buy the townhouse for 425k, and the kids starting salary is 35k.

77024 is one of the wealthiest zips in the country, yet due to all the apartments it's average income is not as high as burbs who are all solid middle and upper middle.

Another thing to think about is this based on true salary, not stock holding income. This may be registered different. Many of HP residents also throw large amounts of holdings into Trusts, which would not be calculated on the same forms as Income/Salary when it goes into the IRS. They're a serperately taxed entity, and I don't know if this formula to determines Trusts as an Individual.
