Hi!

We are planning to buy a house & were looking at Riverchase community. Does it hold its value well? Also it has 2 sides a 'near Beltline side' & 'near Sandylake rd side' does buying 1 side over another have any effect on price & also do corner lot houses near road sell as well as the inbetween lot houses?

where is your realtor--these are guestions that a realtor with access to comps and knowledge of the area could give you

Hi loves2read!

My realtor loves riverchase community & says its great but I still wanted second opinions as we r gonna sink our hard earned money & live there forever.jitters coz of the economy I guess
Not that I doubt it but I have heard that houses near the roads dont sell well.He maintains that every home sells & near road wouldnt be an issue if we love the house.

If the house is located close to on a major road, of course it's going to sell for less or take a lot longer to sell. Riverchase is indeed a very nice community and the average day on the market for homes is 45-60. Corner lots are always desirable but not if the house abuts to Sandy Lake. Your Realtor should show you comparables for homes that sold so you can see how this home is priced. The owners may have already taken that into consideration.

Very nice homes in the 1st part of Riverchase. It's a little slower to sell due to not being in the Coppell ISD. If you want Coppell schools keep looking. The homes near Sandy Lake are not near as nice as closer to the golf course.

It's not that they're not "near as nice" it's that they are older homes and not as large. You can have the nicest house in Coppell (or anywhere) but if your neighbors don't care what theirs look like then it brings the neighborhood down in value.
