I am thinking about buying a house in northern las colinas or valley ranch area (close to I635). I believe the area I am looking for falls into Carrollton Farmer Branch ISD. My coworkers were telling me it is really not a good school district compared to Plano's and also I will have to pay much higher property tax and additional Las Colinas or valley ranch HOA.

Anyone has any thoughts?

Generally, Plano is considered a better district than Carrollton-Farmers Branch, but you really have to look at specific schools. There are some perfectly good and fine schools in C-FB.

THe HOA is really high in Valley Ranch yes. The tax rate would be higher too but you need to look at the big picture. If you live in Plano and drive to work in Irving and spend an addtional $100 in gas, but save a few hundred in Taxes. It may become a mute point.

Do your math and see if it's worth checking out Plano.

will PM an MLS site that have map search and listing by neighborhoods for those towns
you can see the taxes being paid and the school districts homes are zoned for

If you have a chance buy within the Las Colinas school district which is excellant. No, Carrollto/Farmers Branch doesn't have the best schools. Plano is one district that is rated high, as well as Lewisville/Flower Mound and Las Colinas to mention a few others. The property tax issue is based on the county. Depending on where you work you may want to consider Lewisville and Flower Mound as well as Grapevine. I do agree with FARNORTHDALLAS, some of Carrollton schools are outstanding.

Yes the taxes are higher - I would say that depending on your needs it can be a good or just ok school district for you. My perception is that it caters very well to children very high on the IQ scale and those with disabilities. For the other kids it is a perfectly fine school district but not that exceptional. My child goes to the LEAP program for kids with IQ"s over 140 and this is the only district in Texas that has an IQ based as opposed to performance based gifted program. We bought our house in Carrollton for it.

Some areas of Valley Ranch fall within the highly regarded Coppell ISD....maybe that's what was meant when inferring the Las Colinas school district?
