I' m looking for the best Place to live. I am in Miami but some people recommended the two places What do you think is best for my wife and two sons 7years and 10 years. Commute is not a big issue is more important the quality of life.

neither. all those places feel like you are in this real bad flintstones loop animation seeing the same corporate stores and box residential houses over and over and over again.

Alrighty then...

I have lived in both Valley Ranch and Frisco for about 9 years each and they both have their pros and cons.

I lived in Valley Ranch when I was young and single and wanted to be able to get to the Airport so that I could dash in and out of town.

But, when I got married, we moved to Frisco and that really fits our lifestyle more now.

Since I didn't sell houses when I lived in Valley Ranch, I do know a bit more about Frisco real estate. So, I pulled some of my stats and I think the statistics from realtor.com's neighborhood stats really support that there is more of a family "lifestyle" in Frisco.

According to realtor.com
% of households that are families 78% Frisco 47% Valley Ranch
% w/ children 49% Frisco 25% Valley Ranch
Household size (avg) 3 Frisco 2 Valley Ranch
Married 76% Frisco 49% Valley Ranch

Both have really great elementary schools, but I think Frisco's schools start pulling away in Middle School and excell in High School.

Go to greatschools.net for specific info on schools.

Valley Ranch is in the middle of everything, you can be in Dallas, Ft Worth in just minutes. Frankly I wish I had bought a house there and kept it as a rental property. I hope this helps a bit.

I don't think there is a comparison. Frisco/Plano is a way better. Better shopping, better restaurants, better schools, better parks, better everything. Valley Ranch has too many apartments. Las Colinas/VR = overrated.

I think this is a great post and should give you what you need to decide. Both are nice areas of Dallas, it just depends on what you are looking for. TxRebel, from what I've seen of his/her posts, seems very biased against Las Colinas so I would maybe ignore their posts if you are looking for objective advice.

We are considering the same type of move... from Valley Ranch to either Lewisville or Mckinney. One thing I love about Valley Ranch are the hills and the views. I have seen similar in Cedar Hill area. Does this exist in the northern suburbs at all??

The question you need to be asking is what are you looking in a neighborhood. One neighborhood does not fit all.

Besides neighborhood, you need to ask what you're looking for in a house. The majority of Valley Ranch are zero lot line homes which means very little yards. People from other parts of the country might feel the yards are small in Frisco and Plano, but they are WAAAAYYY small in Valley Ranch.

Resale in both areas are very good, so you won't go wrong either way. It's just about what you need in a house with kids.

Freddie and Sweethearttx, I do have some bias against Las Colinas, but I am giving Freddie objective advice. I gave my opinion of Frisco/Plano vs. Valley Ranch/Las Colinas, but I should have limited it to only Valley Ranch. Frisco/Plano have better restaurants and shopping than VR. That's just fact. I don't hear much about VR schools but I am sure it has some good ones. Frisco/Plano schools are well known for their excellence. I don't know much about VR parks, but I do know that the Frisco/Plano park and recreation system is and extensive and good. I've driven around VR and I couldn't find any large parks. Most of the parks I saw were attached to a school. Frisco/Plano have better malls. Frisco/Plano aren't as loaded with apartments as much as VR. The only advantage I see VR having is its central location in the metroplex, but if you live in Frisco/Plano, I don't really see the need to be driving all over the metroplex when you're basically close to everything you could possibly need to raise a family. Frisco/Plano, in general, is a better place to raise a family than VR and offers a better quality of life.
