Hi all,

I have a good friend moving to the Dallas area in the next few months and she's very interested in building. She comes from back east and would prefer to find a neighborhood where the builders planned on leaving the trees standing. She'll be working in North Dallas (high five area) and is willing to do up to a 45-50 minute commute.

(She's built in the past and really enjoys the experience, so I know she's hoping to do the same thing out here.)

I'm guessing the areas she should be looking are on the outskirts of McKinney, Allen, etc. But, I'm not familiar with those areas enough to know who's building out there and what type of developments are popping up.

Her price range will be between $300k and $400k.

You won't find many, if any wooded lots to build new on in the Allen area for 3 to 400k. She'll need to spend probably 600k +.

Just to give you an idea, a .3 acre wooded lot in Star Creek in Allen runs 120k just for the lot "premium". So more than 200k just for the lot.

McKinney probably isn't much better, and Fairview / Lucas have big lots, some of which may be wooded, but none of which are cheap.

She could probably find a slightly older home across from or backing up to a tree line or creek in the 400 range.

North Texas is very different than the north east US so you will not find the same kind of countryside or lots. With some searching you can find nice properties but nothing like 'wooded lots' in the east.

DFW has plenty of wooded lots - they just aren't typically found in new master planned communities. Instead you'll have to search for homes in established neighborhoods along one of the many creeks.

Easy to do with one of the realtor web sites that utilize google maps.

That's how I found my jungle-lot, which is within a five minute commute from the high-five.

Probably not her price range, but Cantera in east Richardson has several treed lots.
