Have found a very large home in the Volk Estates section. Place needs a fair amount of work but has that 'grand' feeling that my wife loves - great drive up, huge garage.

However the home next door which is owned by two doctors (not surgeons I'm assuming) has maintenance issues. It's a fair block of Volks but really gets nice a block up.

Is there a huge stigma to being right off Preston? Or really right off any road? My agent had ruled out a few homes based on that alone.

Any advice would be appreciated.

Not a stigma, but a lot of unwanted noise and traffic comes from being within the first 1-2 houses off a major road.

There is no "bad" street in Volk Estates. Just wouldnt want to be the first house off Preston.

I think it's sort of cool to be able to 'see' your house from the road. Buy hey in Philly rowhouses are 32 1/2 feet tall and 16 feet wide.

Put your Dallas "hat" on and listen to your realtor. Sounds like he/she has a good handle on what is valued (or not) in the Park Cities.

Also, re: run-down home next door.....eventually double drs will die/sell and that home will be a teardown.

Good luck on your search ganongrey! Hubby is looking at 3 more houses on Thursday, but there is one that has been causing us to lose a lot of sleep lately and I think we may make an offer on it.

Meanwhile I continue to declutter our current ATL home and coordinating the handyman's time for a few projects to get it ready for listing. NOTHING is selling in our neighborhood right now so most likely we'll be long gone before it actually sells.

Best of luck on the sale. In UP/HP it seems if it's a nice house AND priced right they go pretty quickly. Problem is some places need tons of work AND are overpriced. I'll accept that you pay a premium but that's a qantifiable amount. Above a certain price, you're just overpaying.

There's a house we wanted that is supposedly under contract but is still listed a month after the fact, just laying in wait if that deal falls through.
