Hello,

Noticed my Homeowner's Insurance is going up $250 bucks this year (16%)... time to shop around.

Can anyone PM me a really good insurance agency they have had success with?

Thank you!

The two that I've had the most consistently good experience with have been Allstate and Liberty Mutual. Again, as with all things insurance YMMV

Amica. They had extremely competitive rates last year. $250 hike this year on Homeowner's has me wondering if I should leave.

Default Schwab Agency

I have been using Schwab Agency for a few years and been happy with their service.

One key thing to watch out for :

When u r quoted a lower home insurance, ask them what happens if the roof is damaged by hail.
Will they provide a full roof replacement cost ? Or will they pay you an estimated value of your current roof after factoring in depreciation ?

That's an important difference.

After getting quoted out by Schwab, I definitely got options that would lower my premium significantly, but doing further research, the policy is cheap for a reason.

All of the comparable policies (Travelers, Metlife,Kemper) are decently close in price when you factor in that the insurance agent left out my personal article policy.

Amica also has a 15% dividend check on homeowners policies ($288)

Amica: $1926 (1% deductible Wind/Hail) - $288 - $238 PAP = $1400 + $1438 auto = $2838.

Metlife = $1,172 (2% deductible Wind/Hail) + $1,877 auto = $3049.

Travelers = $1,550 (1% deductible Wind/Hail) + 1,520 auto = $3070.

Kemper = $1,372 (1% deductible Wind/Hail) + $1471 auto = $2,843.

Imperial = $1,150 (1% deductible Wind/Hail) + $1138 (safeco) auto = $2288.

When you remove the junk policy (Imperial), It seems like Amica is the clear winner.

Imperial is one of the few companies in Texas that still offers an HOB form. Where the Amica, Travelers, and MetLife are your standard ISO HO-3 forms. So the Imperial includes water backup, slab leakage, and slow/hidden seepage coverage up to the full policy limit. You can research policy forms here:

Homeowners

Amica would have a more proven track record for customer service though. Imperial is relatively new.

Same here. We insure through MetLife.
