I'm coming to DFW in a few weeks time on a scouting trip. I'm thinking of relocating myself and my small business to the area. I'll be needing an apartment and workshop.

Can you advise me of what areas I should be looking in? I'm happy to consider any part of the DFW area.

For the apartment, I want a nice clean moderately luxurious 1 BR with secure parking. For the workspace I need a nice clean warehouse/light manufacturing space. For both, safety/security is my top priority. Second top is a very short commute.

Do any of you have any thoughts about what area/s I should look at first?

While we were building our current home we stayed in The St Marin Apartments in Coppell. They have some very nice attached and non-attached garages that many people used for shops (light, not heavy or industrial). Great location, fairly new & well maintained.

If that does not work for a shop there should be quite a few places nearby to lease toward Carrollton.

Sorry, perhaps my post was not clear. I'm looking for guidance on where I should be looking for an apartment and workshop....I don't need input re where to stay on a temporary basis while I am scouting around.

Rakin was just saying he knows about those apartments because he lived there temporarily while building. Make sense?

I'm unclear as to what you're looking for- one location for both your luxury apartment and work space or one location for your apartment and a seperare location for your workspace?

Anyway, we need more info. What is a "luxurious" apartment to you? (amenities you expect, rent budget, city living vs suburbs). What is a reasonable commute to you?

Oak Lawn and Uptown are near the industrial district down around the Irving Blvd between Oak Lawn to Inwood Roads area. I've biked area there often and it seems there's just dozens of warehouse/shops around there. Plus the design district down there.

Try a google street view for a sample.

Start with zip code 75219 then zoom to the south and west of I-35 to find the industrial district. Between I-35 and the Trinity River.

Thanks.

Turkey Creek - I'm guessing that I need two seperate locations, one the assumption that it is unlikely that I'm going to find a nice apartment within walking distance of a bunch of light manufacturing buildings. If that is not the case.

For the apt, I said "moderately luxurious", not luxury. To me, that means sufficiently substantial construction that you don't hear your neighbors through the walls; W/D in the unit & secure parking (ideally covered).

The workshop needs to be a proper workshop - heating and cooling, good electricals, a restroom, perhaps a seperate office space. I don't need a roll-up door, but very often these kinds of spaces come with one, which is OK.

I'd consider Dallas, Fort Worth, or anything in between, or above, or below.

I noticed a couple of "for rent" signs in Beverly Oaks, which is on the Dallas/Irving border near loop 12 and 183 ... you can easily access it from 183 & Carl Rd, or loop 12 & Gruwyler... and its well located for light industrial in the area. You'd actually have to drive thru the area and check it out. These are 1 & 2 bedroom townhouses each with 2 car garages and they also each have fenced in backyards. Look around in the Bishop Arts District of Dallas. I do remember there being some apartments/condos that were actually designed for artists and they had workshop space onsite. Depending on the type of work you do there are some materials that are not allowed to be in such close proximity to residential. If you are doing a lot of heavy welding or such then you would have to find a seperate workspace. I'd still look around in that area as it is going to be more conducive to your needs and you might even find a spot where you can walk or ride a bike to and from. I'd also recommend the area around Deep Ellum in Dallas since you could find a very nice apartment/condo in that area with the amenities you are looking for and could probably find a spot to rent for your workshop very close by.
