^Agreed. Same reason I currently live in Grafton Hill and just bought a house in Wright-Dunbar.

^Also agree. Grew up in an upper-middle class suburb north of Cincinnati, went to college in Dayton, have lived in Butler County for the last 9 years - and I just bought a house in Mount Vernon off of Salem. I never imagined living in "Dayton proper" before, but fell in love with the neighborhoods in the area, learning the history, and the quality of house you get for the price is phenomenal. Being near family in both Columbus and Cincinnati makes living in Dayton a benefit, logistically speaking. I prefer Dayton over Cincinnati, guess it might be because I always root for the "underdog". I'm aware of the grittiness of certain areas in West Dayton, don't get me wrong - but I truly feel the town is underrated as a whole and does have a lot to offer.

Glad to hear you moved over there and like it. At times I've considered buying over there myself, once I get back to the area and settled I might look into it more especially since it has been successful for you.
