^Quick, small counter to some of your points... More new housing units were built within Dayton city limits than anywhere else in the city. I'm sorry I can't find the article right now, but it was run in the Dayton Business Journal in early 2014. I or RDreisenUD probably posted it on here too haha.

I'm assuming you mean more housing units were built within the city than the rest of the county. What would be more interesting is a comparison of new housing units within Dayton and within the suburbs, which include parts of Greene, Montgomery, and Warren counties. Something tells me those numbers would be larger than the numbers for Dayton.

Also remember that any growth in Springboro, Franklin, or Clearcreek Township is in Warren County, which is technically part of the Cincinnati metro area. It may put a dent in the theory that Dayton's metro area isn't growing... of course it isn't, if it's workers live just on the other side of the county line. Most people I know in Springboro work in Miami Township (Teradata, LexisNexis, Thompson Hine, etc.)

Anyhoo, I would expect Dayton, which is three times larger in terms of population than any surrounding suburb, to have more housing units built in its limits than any single surrounding suburb.

Now, if you compared all the suburbs combined to the city proper.... it's not even close. For every townhouse Charlie Simms builds downtown, Ryan Homes builds a hundred cookie cutters in Clearcreek or Beavercreek township.

Yeah. Those places are part of the Dayton area to me even if they aren't considered that by others.

Yep, I think I'll have to admit I'm wrong here. Very sorry, I was misinformed.

I did some digging, and more houses were built within city limits than anywhere else in the Miami Valley in calendar year 2012. This was due both to construction of new units downtown and new units around the city by non-profits in places like Twin Towers and Westwood.


For 2014, the most units built in any single location was Carriage Trails in Huber Heights, according to the local Homebuilder's association. I didn't take the time to calculate totals for municipalities, but here is a link to the full report for Jan - Aug:
