If you can find a Realtor that specializes in rentals and West Kettering / Oakwood. The Realtor will help in finding and closing on a rental before it gets snatched up. Also, be able to compromise. That is my best advice. Now for the location.

Keep in mind that the bounty of great private (Seven Hills, Cincinnati CD) and religious schools (Christian and Catholic) plus a rebound of some schools in CPS, means there are many more "urban" areas like Hyde Park that houses the types of homes you seek. But that is Cincinnati.

On the other hand, Dayton doesn't have a Walnut Hills and only one really good catholic HS (CJHS) in the city limits. Keep in mind Miami Valley School is actually in the south suburbs. All the other well performing schools are in the suburbs, public and private. So there isn't a real "urban" Hyde Park like cluster of high end homes and wealth inside the City of Dayton. For the historic districts, with a few exceptions, it is professors, bohemians and urban pioneers, older millennials and empty nesters both. On the other hand, West Kettering and Oakwood (especially the latter) bring a street car suburb vibe that probably best reflects what you are looking for.

If you do want urban living, there are up-and-coming neighborhoods (think on the level of Northside or Columbia-Tusculum, but not at the same rate of redevelopment) like South Park, Five Oaks, St. Anne's Hill, etc., that could give you a true urban taste. So if that is what you are looking for, I'd recommend that. As noted, development and gentrification isn't at the same pace here as in Cincinnati. That is both a blessing and a curse in some ways.

But if it is the high end homes of Hyde Park or East Walnut Hills, stray towards Oakwood or West Kettering, Oakwood being the more walker friendly of the two. And in reality, Hyde Park never really struck me as an true urban neighborhood. Not like OTR, downtown or even C-T.

And find a Realtor.

Well, you'll be able to tell as soon as you drive up to wherever you're gonna look whether or not it's a good idea to stop. Driving up and down Shroyer in Oakwood now is about like they let out the RTA bus plaza loiterers among some rich people.
