We are thinking about relocating to downtown from the suburbs. We really like some of the lofts downtown, but are wondering about the age demographics. We are in our early 50s and want to be in a place that has a diverse age range— not just young/new professionals in their 20s and 30s. We want to feel like we “belong” (age wise) in the housing community we choose. Any suggestions?

I'm sure some of the townhomes that have been built recently, especially the Simms built ones, cater to young professionals that can afford them, but also empty nesters. I believe today they tend to start around 400K. That may have changed since the pandemic, but I don't think Dayton will see urban flight as the bigger metros have. Taxes and commuting distance to offices are much different in Dayton versus a Washington DC or NYC. Dayton's bigger threat to emigration will continue to be sun belt states, just not in as high of a concentration as coastal metros or Chicago. In fact, I wouldn't be surprised that Dayton, Cincinnati and Columbus (more the latter two) see some gains from people wanting out of coastal cities but not wanting to move as far south as Texas or Florida for various reasons.

I think you will find a mix of residents downtown and towards the Water District and Day Air Ballpark.

Is the "5th and Main" gang still a thing in downtown Dayton? I'm sure the downtown area has been completely gentrified by now, but their name use to always crack me up when I lived there in the early 90s.

There are other options downtown other than lofts, new townhouses on Monument and the fireblocks district is being revived.

I wouldn't be surprised if the new apartments by the Dragons stadium end up with a wide variety of age groups living there.

By the time the city government actually admitted roving gangs of juveniles were destroying downtown, it was too late. That said, most issues have moved to the RTA hub on Main Street.
