My husband and I spent the past 4 days looking at a variety of homes in Southern Delaware...the top 2 at this stage are Independence and Bayside...anyone out there living in either of these? Still not sure if I want 55+ or not...have read a few things that tell me that Bayside is mostly renters or part time owners...anyone know if that is true? Any advise would be greatly appreciated...we are looking to move in about 6-9 months...Thanks Nancy

What did you ever decide? We want to go see Independence as well. Is it a gated community? We are from Jersey. Is there civilization down there in the winter? We have to make a trip.

Recommend you find a real estate agent that specializes in relocating baby boomers. Some new communities feature the same type of amenities without being restricted to 55+. You concern about too many rentals or part time residents is a good one to consider. An agent with that local knowledge can help you compare all possible communities and help you pick one that you'll be happy with in the long run.

We have money down on a home at Nobles Pond in North Dover. Great community, beautiful club house and pool. They just went fee simple which means you buy the house and land. Many models to choose from and are very competitive with all of the +55 communities in Delaware. May be worth a look.

exactly where did you look in SoDE? we are planning a trip at the end of June and would appreciate tips on places to definitely see or stay away from. we will check out Independence so would appreciate your feedback. there are many communities in SoDE but ours needs to be pet friendly anyone else have any input? thanks. dbclancy

Pot Nets offers a nice dog park with paved path around the ponds and a nice area along the bay to walk dogs (The Point).It is an upscale mobile home park on leased ground. Very few folks around off season. Peak summer weekends can be a little hectic.

Heritage Shores in SoDE is a good community. It is located 30 minutes from the beach so that a day trip is possible, but you don't have to worry about all of the tourists. They have a great clubhouse with a large social atmosphere along with a 18 hole golf course. It is about only 2hrs from DC or Philly if you ever wanted to take a trip to the city. The home prices are very reasonable and you can still build your own. It is worth a look.
