I would like to move into a multi-family house in the North Wilmington area with my older parents, but I haven't seen anything that fits my $350,000 budget.

Can anyone tell me if its a good idea to look for a house that can be converted into a 2 family dwelling? I am mostly concerned with the permit process. Does anyone know if that would change the zoning? Step 2 would be figuring out the cost since that would have to be backed out of my budget for the house.

Getting a permit to build in San Francisco is impossible since its completely , totally corrupt here. Your neighbors and the city will bleed you dry before they let you add 1 foot to your house. They're being investigated constantly for corruption at the building dept.

Any info would be greatly appreciated since I'd need to develop a plan B fast if this is not an option

I just responded to this question on the other thread you were on... the one regarding crime in Delaware. It's called 'accessory dwelling units" and it was just approved in New Castle County, but only so many per year. My limited experience with the county workers hasn't been too bad... they are overworked and underpaid.

Thank you for the info. I am going to call Monday and get the details on the number of units they allow.

Are you in the building trade or have you had some construction done to your house? I need to get some kind of idea what it would cost to convert a building and I have no idea where to even start..?
