The problem is that for every "problem" person you will find others that only have great things to say. I would suggest a visit to the community and a drive by. Stop and talk to folks, ask questions and don't stop asking. Get the facts, say from Insight on features you want, for example, say hardwood floors, are they engineered or site finished? Now compare to another builder and see what they offer. Possibly, one may charge more for site finished and that is what you had your heart set on. Check all the architectural specs, builder to builder. Be sure to find out if they are fee simple or land lease. Ask about the bylaws if an HOA and see what the builder will cover in terms of amenities during the buildout stage and get the timing of that coverage. Your reserve fund down the road will be important and this info might save your neck later on if the buildout does not go as forecast. Also, when you are shown the plot map that shows available building sites for you to pick from, be sure to ask how many are currently building or will be started in the next six months to a year. Press them on this. You don't want a community that is supported by investors only because then you may never have neighbors or you may go for years and suddenly a bulldozer is in your next door yard and the hammers are going all day.
