Just a thought about home sales in new communities.

When DH and I were just sniffing around and gathering knowledge about the different commutes for a future purchase we saw a home in one community in Lewes that we loved and put it on our "check it out when we are more serious list." Fast forward a few years after vacationing here and visiting here at least a few days of every month, we watched with interest as the builder whose home we loved pulled out of the community. It sat for several years until a new builder came in.

Lesson to those who are considering buying now: Be patient. There are lessons to be learned. I have no inside knowledge just some historical info that I am basing this on. Case in point. The Peninsula in Millsboro, who within the past year or so just finished their clubhouse. You can google the Peninsula Clubhouse and read all about it. There were years of litigation before the clubhouse was finished by Schell Brothers.

If a builder pulls out and you are looking at an unfinished or not yet started amenity, proceed with caution as the community may be in for a rough patch. They can promise and tell you anything right now to get you to sign on the dotted line, but......
