Most homes in the Dover area are not lot rent, though there are a few; Southern Meadows and Barclays Farms are two that are “land lease”. I am in a 55+ HOA, small lot and association mows the grass and handles snow removal - only happened once in the 3 winters I have been here, happily. I like the area - very convenient, lots of shopping options, nice parks and, my main priority when I was house-hunting - quiet. My HOA fee is $140/month. I would advise you to spend the extra money to own your land. Any questions I can answer for you, ask away. Where do you live now?

Retiring to Delaware
We live in Connecticut where taxes are very high etc. Our home is small but has a large yard and pool which is getting harder to take care of! We would like a small house in the low 200 range...but your HOA fee seems very reasonable though. The communities I was looking at were much higher..I mean with regards to fees. What areas should I avoid when looking?

I am also from Ct. (New Haven area). I haven’t seen any areas I would advise against, but I mostly know the Dover area. My first trip I came on the Cape May ferry and started looking in southern Delaware, working my way up to Dover. As soon as I saw this area I knew it was for me - lots of shopping options, nice parks (no usable beaches, though), a huge senior center with a big indoor pool and huge gym, 2 casinos nearby. In southern Delaware, not as convenient, the shopping is more like you find in a vacation area, t-shirt shops, gifts, sunglasses, etc. There are some big-box stores and chain stores, real nice restaurants and cafes along with national restaurants. I’m going down there Friday and will take a closer look at what is there now, Bonus - I have an Amish area nearby with my favorite grocery store (Byler’s). Good luck in your search.

I drive through Fieldstone Village to get to the supermarket. The Village is mix of older Double Wide units and newer stick built modest homes. It is a 55plus HOA community.
