Hi
My husband and I are wishing to retire to lovely Delaware. I have been finding there are alot of homes that are lot rents which are pricey. Appreciate some direction. Thanks so much!

What are you looking for? Places to buy in Dover? Places to rent? What kind of direction are you looking for?
Budget? Single family home? Condo?

We are looking to buy a small home with minimal yard preferably in the Dover area.. We like spending timenoutdoors. Our tastes are simple!

Most homes in the Dover area are not lot rent, though there are a few; Southern Meadows and Barclays Farms are two that are “land lease”. I am in a 55+ HOA, small lot and association mows the grass and handles snow removal - only happened once in the 3 winters I have been here, happily. I like the area - very convenient, lots of shopping options, nice parks and, my main priority when I was house-hunting - quiet. My HOA fee is $140/month. I would advise you to spend the extra money to own your land. Any questions I can answer for you, ask away. Where do you live now?

Default Retiring to Delaware

We live in Connecticut where taxes are very high etc. Our home is small but has a large yard and pool which is getting harder to take care of! We would like a small house in the low 200 range...but your HOA fee seems very reasonable though. The communities I was looking at were much higher..I mean with regards to fees. What areas should I avoid when looking?

I am also from Ct. (New Haven area). I haven’t seen any areas I would advise against, but I mostly know the Dover area. My first trip I came on the Cape May ferry and started looking in southern Delaware, working my way up to Dover. As soon as I saw this area I knew it was for me - lots of shopping options, nice parks (no usable beaches, though), a huge senior center with a big indoor pool and huge gym, 2 casinos nearby. In southern Delaware, not as convenient, the shopping is more like you find in a vacation area, t-shirt shops, gifts, sunglasses, etc. There are some big-box stores and chain stores, real nice restaurants and cafes along with national restaurants. I’m going down there Friday and will take a closer look at what is there now, Bonus - I have an Amish area nearby with my favorite grocery store (Byler’s). Good luck in your search.

I drive through Fieldstone Village to get to the supermarket. The Village is mix of older Double Wide units and newer stick built modest homes. It is a 55plus HOA community.

I don't think I am allowed to post the web site. It used to be lot rent/leased land but it was converted to fee simple several years ago.

Be aware that some communities are inside the city limits and offer the services and taxes of any city. But there are many, many communities outside city limits where the HOA supplies services and charges for it. The ones with a club house are the most expensive.

We live in the city limits and our HOA fee is $250.00 a YEAR.
