Looked at this community online, seems like it has a lot to offer. Part of it is on the water but what does boat access mean? Is there a boat ramp?

In looking at the Schell web site for that community, it shows a boat dock and direct water access on the list of amenities.
I've attached a link and if you scroll down to the bottom, they have a feature called "Ask Sara" where you can ask questions or make an appointment, as their sales offices are open by appointment only.

Nothing on the website mentions a boat ramp. From the pics and videos, the dock looks like it will accommodate 6 boats. How does that work with 150 homes?

It means all of the homeowners can fight and argue over ammenity access on the community facebook page, like thier other developments.

Not all homebuyers will have a boat and like all other amenities they will be on a first come first served basis. Put differently, I will bet their gym doesn't have a treadmill or bike for every resident.

Yes, good analogy. It’s all about marketing. Terms like “water amenity”, “boat access” are quite vague. Maybe boat access means that you can access the community dock via a boat vs. being able to launch a boat from a ramp, etc.
