Residential swimming pool code (Middletown: new home, construction, rating)

So we are still on our “ new home search “ in Delaware .
While we have been solely concentrating on new construction, we are open to resales in established communities . One of the things we really want is a pool.
I notice that not many resale listings include homes with a pool .
Are there restrictions on building a pool on ones property (Kent or Sussex county ) ? And, how would I research ? I visited a couple of town websites ( magnolia and Middletown ) and was not able to locate any information .

I can speak to Sussex County. Every community has different rules, in some pools are prohibited and others, allowed. You would need to check each community for their rules.

If you get a pool, you might want to research "salt water" pools...

HOA's can also allow/prohibit pools.
