Well thats generally the area I am talking about, because everyone in that area goes to Jefferson High School and its generally one large area of about 10,000-15,000 people. So please don't get nasty with me over a forum message on the internet.

How can you say anything but that northeastern/northern part of the neighborhood has gotten better than 10-15 years ago? I agree the gentrification in that part of the neighborhood is improving, but everything else is declining. Schools, crime rates/stats/rankings, poverty, people, etc. have all gotten worse from what I have heard and seen. I will be looking into the area, for the reasons you mentioned, but those also plenty of facts that negate me wanting to look into the area. What part of Edgewater do you live in? South of 20th ave, north of 20th? I am just curious. It seems to be that the area a half block south of 26th ave, north of 24th ave, west of Sheridan blvd, and east of gray street, looks much better than the rest of the neighborhood/area, and is getting gentrified. So please don't get crappy with me when all the people on here put there truthful perspective. Thanks.

Edgewater is an ok community but there is a gang presence and sloans lake used to have a bad reputation I kno that the police have found bodies in the lake in the past and when i was down there at nite time last year a gang member stabbed a rival gang member at the annual fireworks display.

However, don't the Sloan Lake, Highland, Berkeley areas have a better reputation now? I thought much of the North Denver areas adjacent to the Edgewater area has been gentrified, and that pushed the lower income into the Edgewater and Northeast Lakewood area? Would you say that is true?

I have read a lot of incidents online and otherwise about violence in west of Sheridan Blvd in the Edgewater area, and forums/threads about the low income, drugs, gangs, etc. But i have also read stuff about how its getting gentrified in the northern/northeastern portion like North Denver communities have been. Is that true?

Ya that is true but I know around the sloans lake area at nite time alot of homeless and gangs hangout at the park but it is definetly changing then wat it was back in the day.

I drive by Sloans Lake nearly every night on my way home from work and I see very few if any homeless and gang members hanging out there let alone alot of them.

Sloans Lake on the Denver side seems very VERY gentrified. True, those areas on the Denver side in North Denver (Sloan Lake, West Highland, Berkeley, etc.) use to have bad reputations and were gang neighborhoods, but those North Denver neighborhoods have been REALLY fixed up in the last 10 years. Granted, homeless do probably sleep there in the summer months around the lake. There may also be a few homeless that congregate around the lake during the day, but a lot of yuppie's in the Sloans Lake neighborhood, at least from what I have seen. There even seems to be a yuppie gentrification crowd moving into Northern/Northeastern Edgewater area, which I like because gentrifications helps weed out the gangs, drugs, lower income, etc. However, the Denver side east of Sheridan Blvd and north of 17th ave seems to have its act together, and it seems many of the low income, gangs, drug problems, have all moved into more affordable lower income areas (Edgewater, Northeast Lakewood, Sherrelwood & Twin Lakes in unincorporated Adams County). At least having been through the areas and from all the people I have talked to about it.

Default Any New Info??

How do you all feel about this area now? The plan for St. Anthony's looks promising.

Two years ago I took a part time job in Edgewater just to scope it out. Yes, I like hands on research. LOL. I am getting ready to buy somewhere in Denver or close to Denver. Truthfully, I am not impressed after being around the neighborhood for two years BUT I do see the upside BUT I do feel it will be another ten years? Agree?

Any opinion on how long before things improve? The properties for St. Anthony's are listing for around $500 k! That has to bring about a big change….

Is the time to get in now….from the listings I see I have a feeling it is getting too late……. but I think there are some deals yet.

Is Barnum still the "bottom of the barrel"? I took a tour via the "W" line as I was shocked at what I saw going East after the Wadsworth Station. Wow….so much opportunity if it was all scraped….. LOL.

Edgewater is almost yesterday's news.
Moving up so fast right now.
Spillover from uber-expensive Sloan's Lake and West Highland.
There are (according to Zillow) exactly 2 houses for sale in Edgewater. Two!
And, one of them has yet to be built.
