Hi all,

I've searched and found some historical Stapleton threads, but I'm looking for some current information and hopefully some answers to these questions:

1) What is the HOA situation like? Is it stable? Are fees hiked every year or staying the same? What's the future for the HOA (do they have plans to reduce fees after development has slowed)?
2) What's the traffic like on Central Park Blvd? We're looking at a home very close to it but don't want tons of traffic noise.
3) Are there any "bad" sections of Stapleton? We're staying away from the NE pocket, but are there other sections to be aware of?
4) What's the general feel of Stapleton as a development right now? Has it leveled off, still growing, are people trying to leave in hoards...?

The folks who live there like it a lot. bus route info available at rtd-denver.com

They are still building, but there is a lot going for the neighborhood.

I would stay away from Central Park Boulevard. There is a lot of cross through traffic on that street. A pregnant women was hit by a car. They never found the driver, and the baby did not survive. It was the intersection of Central Park and 29th.

I love the landscaping and overall feel of Stapleton. I love all of the amenities (parks, bike paths, rec centers, etc). I believe the HOA fees help to pay for all these, so at least they're going to good use. I live across the street from Stapleton in an older neighborhood and don't have to pay the HOA fees, but I do have to pay a higher rate than Stapleton residents when using the swimming pools and rec centers.

We live in a house in Stapleton and HOA fees are low... just pays for non-city parks (the little neighborhood parks) upkeep. It's gone up, but not much in 6 years. I forget what we pay, but I think it's under $30 a month.

CPB traffic - doesn't bother me, but I wouldn't want to live right on it considering I have little kids. Once the new freeway interchange opens, it will get worse.

I live in the eastern part of Stapleton and don't know why you would single out NE Stapleton. No issue or problems in 6 years for us.

They're still building and it seems to have increased in the past year.

The only thing I remember about Stapleton when we drove through before we flew out was that it was next to a prison, the roads were terrible, and the houses were all cookie cutter looking with no land. I wish we had more time to explore the area though, as my memories would have (hopefully) been different.

If you came down Havana, yeah, the road is horrible. Within Stapleton the streets are in perfect shape. It's about as "non-cookie cutter" as any new development could possibly be. An no, we don't have "land", nor would I want any. We have parks all over, front porches, and small back yards that are enough for a nice patio and some grass, maybe a garden. Stapleton is supposed to be more urban than suburban, so we have small lots.

This is what appeals to me about Stapleton. We don't want to spend our time caring for a yard or paying someone to do it. I would rather use a public space that is well kept. I also like the alley loading and the porches.

We are renting in Lowry now & from what we've seen, Stapleton seems to have more people out and about than Lowry. It is very quiet here - too quiet for us. Our opinion may change as we get to know our neighbors.

Stapleton is quite social. We know all our neighbors and like them.
