We are looking at a house to rent off of Colfax and 88... right in the middle of Sloan Lake Park and Mile High Stadium... we have to do this sight unseen so any feedback would be greatly appreciated! My husband and I do not have kids, but also do not want to live in an unsafe neighborhood

how far off Colfax? How close to Mile High? It is an improving area but there are still some sketchy spots. Some part of that area (close to Sloan's Lake) are booming.

I would avoid anything near Colfax, and probably not Federal either, unless youre way out. I would say that anything near that intersection would be rough.

That is close to a really gritty area. Federal heading south of Colfax is pretty crappy - north of Colfax it improves. W. Colfax is pretty nasty as well. On a positive note, many of my favorite ethnic restaurants are located on that side of town. I would probably try and be a little further away from both Colfax and Federal.

The nw side of the intersection of Federal & Colfax is not too bad. The southeast side is problematic (the infamous "Sun Valley" neighborhood) -- several big blocks of "projects" there, plus the welfare office tends to attract a lot of characters to hang around.

The area right by the lake is probably fine.

Yes, I agree. We used to live there. The main limitation is shopping. We almost always went west into Jeffco for the malls. But that's not too far, and there's been quite a bit of retail built in Edgewater since we left.
