All depends on the price range and the time it goes on the market. I was once quoted in the Realtor mag > "If you have to sleep on the house, you'll never sleep in it."

My best strategy (advice) is to 1. get pre -approved (get through underwriting) and 2. make your best offer after you see the house first thing in the morning.

Thanks for the links. Today, I again past the Perrin's Row in Wheat Ridge. Those banners over 38th are interesting as Wheat Ridge is tried to show it is doing work to upgrade this old area city center.Wheat Ridge has been adding improvements over many years with new sidewalks and street lights.

I like this street as it has so many different types of businesses. Lutheran Hospital and the great areas as going to Applewood to the west make is even more appealing. Also, going east into your part of the city certainly gives it more strength as good competitive place to live. West 38th has much potential going into the future from the east at the Stadium to the west at Youngfield.

Default More inventory to come (I hope)

There were 3,865 homes sold last month, compared to 2,951 sold in February. But that number was down 13 percent from the 4,454 sold in March 2013.
The average sales price, meanwhile, climbed 5 percent to $310,992 from $296,370 in February and $296,169 a year ago.

Housing Inventory for Denver Colorado



An INCREASE of 65 houses since last week.

So far, all of 2014 is below the lowest month in 2013.

As far as I can tell, no other city tracked by DeptofNumbers shows this pattern.
