I think this is fairly typical as summer progresses. Everybody rushes to get listed in the spring and the good properties were snatched up quickly and the funky or overpriced ones are remaining on the market and accumulating.

From the WSJ. Most of the article is about San Francisco, but it does point out that Denver has the 3rd highest Q2 year over year rent increases in the nation:

San Francisco Rents Rattle Tenants, Excite Investors - WSJ.com

Rising Rents

Metro areas that saw the steepest rent increases in 2013's second quarter, from a year earlier:
  • San Francisco: 7.8%
  • Oakland, Calif.: 6.9%
  • Denver: 6.1%
  • Seattle: 6%
  • San Jose, Calif.: 5%
  • Portland, Ore.: 4.4%
  • Houston: 4.3%
  • Austin, Texas: 4.1%
  • West Palm Beach, Fla.: 4%
  • Fort Worth, Texas: 3.6%
Source: MPF Research
Note: Includes markets with about 100,000 rental units or more

Good if you're a landlord, I guess. That's about it.
