Default $100M Cherry Creek North Development to Start

Wednesday, 28 Aug should see ground broken for a mixed use area of condos, office and retail space.

Earlier article from Dec 2012.

Excerpt: The development, 250 Columbine, will include an 80,000-square-foot office building, 70 condominium residences and approximately 30,000 square feet of retail space. There will be two levels of underground parking. The project is expected to generate 750 construction jobs. The office building will be ready for tenant improvements in late 2014, and the condo units will be ready for delivery late in the first quarter of 2015.

Still interesting to see the 1 year change in Denver of +9.4% is MUCH lower than many other cities on the report. I believe that since our market here has been much more stable than other cities we are not seeing the wild swings like other listed. Atlanta, Detroit, Las Vegas, Phoenix, San Francisco, Los Angeles, and Miami are all +15% or more.

It certainly does not look like Denver is out of line with the rest of the country as many on here would lead you to believe. In fact, our price growth year over year is lower than the average.

I know the project well; there are six other sizable new projects within a six block radius of 250 Columbine.
Look towards plenty more 800-1,000 psf. condos. with one bedroom units going for 600k to a million.

Can anyone say the word Spago or one of it's sister restaurants? heavily rumored.

Great charts, Dave. Disappointing for buyers, though, with an average sale price of over $300k. Always good to see where the chips are falling, though.
