The average price was up 8.9 percent from $361,438 from a year ago.

However, the 6,109 active listings on the market was the lowest it has ever been for an April, according to an analysis of the Metrolist data by Denver Real Estate Watch.

There were more than 10,000 unsold homes on the market in April 2012. And buyers had almost 18,000 homes to choose from in April 2011.

"Given further increases in the number of new additions to the inventory this quarter and over the last two plus years, the recent trend in the Denver metro unemployment rate, normal seasonal vacancy changes, continued immigration, and an increase in metro area natural population, increased vacancy rate year over year for the quarter was expected, with some variation across certain submarkets. Historically the vacancy rate is higher in the fourth and first quarters than the second and third quarters. The number of new units added to the inventory during 2015 as expected increased, as seasonal construction was completed and permitted construction obtained certificates of occupancy. 1,809 new units were reported for this quarter. Thus as expected there were jumps in sub markets vacancy while new units are absorbed, but net absorption for the quarter was surprisingly with a reduction in vacancy in comparison to the prior quarter. The overall average rent for the last ten years has increased from around $800.00 in 2002 to over $1,315.39 this quarter. The overall vacancy rate was at 6.1% for the first quarter 2016. Absorption was positive for the quarter with 4,663 units being absorbed. The absorption and new supply numbers will continue to be watched closely with significant new additions expected to the apartment stock over the next several quarters."

DMAR - Record low home supply for the month of May

"a record low inventory of unsold homes, as the market enters the prime summer selling season

There were only 5,463 active listings of all homes available for sale in last month, a record low for any May on record,, according to the Denver Metro Association of Realtors

The market is so tight that there is only slightly more than a five-week supply of unsold homes on the market"

REcolorado: Record home prices

"The average price of all homes sold in May was $407,662, 9.2 percent more than $373,426 in May 2015, according to REcolorado, the largest MLS in Colorado.

The REcolorado report also shows the median sale price of single-family homes and condos was a record $359,950, a 10.9 percent increase from $324,500 in May 2015.

For single-family homes, the average price of a sold home last month was a record $448,804, up 8.25 percent from $14,573 in May 2015.

The median sale price was $390,000, a 9.9 percent increase from $355,00 a year earlier."

Inventory jump best ever from May to June, REcolorado reports

"REcolorado reported that there were 8,030 active listings on the market last month, compared with 6,565 in May.

The median price rose to a record $360,000 in June, up 10.8 percent from $325,000 in June 2015. The median price slightly topped the previous record of $359,950 in May.

Despite rising prices, the average home that sold last month spent only 20 days on the market, That is 16.7 percent faster than the 24 days on the market in June 2015"
