Several great points in this article, the most remarkable being that as of October (when the data was compiled), Denver metro’s foreclosure rate (as a percentage of outstanding mortgages) was less than half of the national average (1.66 vs. 3.51) – CoreLogic: Foreclosure rates dip in metro Denver - Denver Business Journal

Default Real Estate Market on the upswing

The streak continues for metro Denver home sale prices: 10 months in a row of year-over-year price increases through November, according to the CoreLogic Inc.'s home price index report Tuesday.
Those prices for the Denver-Aurora-Broomfield area (which does not include Boulder County) grew 9.2 percent in November 2012 compared to the same month a year earlier. Prices were up 0.3 percent from October, CoreLogic said.

The Denver market has bottomed out.
Inventory is way down (from a normal 20-25K to 11K).
People are continuing to move here.
Building permits are up, but not by that much.

Denver's housing market end on a strong note, according to the latest data from Metrolist. (our local MLS)
Buyer demand combined with historically low inventory levels helped buoy average and median sale prices across metro Denver, Metrolist said in the report.
Kirby Slunaker, Metrolist president, said the close of 2012 saw an "impressive" double-digit growth in home sales - up 18 percent from 2011.
In 2011, 39,387 homes were sold with 46,299 being sold in 2012.
