If we're looking to buy a home in a specific part of the Denver metro area (relocating from Chicago) would you all recommend getting a real estate agent that specializes or works mostly in that specific area? Thanks!

Your request depends on the area.

Often relocating buyers have their heart set on one area,after some internet research. Then after looking around, settle in another area that fits their needs better.

If you are looking in Ken Caryl, you should also look at Trailmark, Roxborough, Morrison, maybe Genesee, Chatfield Estates...

We've mostly been doing Zillow research on Ken Caryl and Golden. Work looks like it's going to be in Lakewood right around Alameda and Wadsworth. I'd prefer not to be more than about 30 minutes away. Do you think we'd be better served by using a real estate agent who works mostly in these western areas?

Default Here is what I would do

1. I would find the agent who has the most houses listed in the area of choice.
2. I would sign an agreement with that person that is 'geographically restricted". They will scream. Screw them.
3. If that person finds you a place, then great.
4. If they don't and you decide to look outside that geography, then GOTO step 1.

1. Many good listing brokers do not work with buyers. They have teams or buyers assistants to field the many buyer calls. They focus on getting more listings.

2. After interviewing several brokers, hire one for a limited time, think of this as a test drive. If you all mesh and seem to work well, extend the contract.
(Don't forget to check their license status on DORA.)

3. You should be honest with your broker, this kitchen is too small, there aren't enough closets, etc... Let them make suggestions based upon your feedback.

4. If things aren't working out with your broker, first talk to them, then go over his head to his managing broker.

5. Ask about his/her education and experience, and limitations on his/her time.

6. Choose the one, ask the broker to provide comparables, tax records, listing history, and absorption rate in order for you to come up with fair market value.

After 22 years in Denver real estate, 20 as a broker, the last 4 in management, I feel I have a good handle on what a buyer should expect from his/her broker.
