I did an open house for a rental I have in east Denver. Price is in the $1500 range for a 2BR 1Ba. I charge slightly below market, but not a lot.

40 applications in 2 hours. Most were well qualified.

Crazy out there.

Ugh. House is going on market in 2 weeks here in NEw York. Terrified about not getting a place in cap hill. Any advice? Our credit is great, my husband has a great job. We will be renting it from here in NY

BTW skydog, last time I was in Denver I checked out Wash Park and had coffee at Wash Perk, nice spot!

Good luck. I now regret selling my rental unit.

Skydog can you disclose what cross streets your rental is near? I am just curious.

I had people offer me more money than asking. I had people offer to pay 6 months rent up front.

Things that motivate me are people who are planning to stay for more than a year and people who will fix little things when they break instead of calling me for every little thing. Stressing that you are a low maintenance tenant who plans to be there for a few years is a big deal to me.

Wash Perk is the best! Used to live a block from there. Now I'm about a mile. Still there all the time.

House is in Mayfair. Would rather not disclose cross streets.

Yeah, i think a decent rental at that price is even tougher to find than something to buy!

What are common landlord agreements/application procedures for renting? Im using pad mapper and dont want to get scammed. We have owned a house for awhile and also I'm sure New York is different. Just makes me nervous giving out ss number to run credit checks especially from out of town, but I see that on some listings.

Use several listing sites - hotpads, zillow, trulia, and hotpads. They don't all always have the same listings.

It's gonna be work, but you can do it. We had a friend recently move here, who was able to rent an apt from 1500 miles away, with two dogs, near 12th and Emerson. Just have to act fairly quickly on anything that interests you.

If you are nervous, you can always call the agent/owner and then fact check them via the county assessor websites on property details to try to make sure you are in fact dealing with the owner or their agent.
