I may moving back to Denver for a 1-year residency. One of my options is at the VA in Denver. We have 2 small kids and 1 gentle Lab. Lab could stay with my parents if he has to though.

We are hoping/need to find somewhere to rent for no more than $1200-$1300, but as low as we could get it would help. We would love to be near park, recreational, cool stuff for our kids, safety, pool, other community features. I am trying to factor in how viable the area will be for us. My spouse works from home, but we will be tight for cash because I won't make much. If we can keep our rent down, it would help.

I am willing to commute as far as I have to for my kids to be as happy as possible. I loathe the thought of them living in an aparatment or townhome, but it's what I have to do and I would love it to seem like Disneyland (pool, playground, etc.)

If my number is not viable, let me know what is? $1600+
And where are good places to live for kids. Any names? I looked at Stapleton.

Anyone have thoughts? I lived in Colorado on a much higher income before - over $200k, and now I am going to be coming back on barely $60k. It's temporary and if I want to stay in Denver it might be helpful to make the connections. But it's going to stink. The VA is down closer to Cherry Creek area, but I am willing to drive as I mentioned. I lived in Boulder County before I think south and east of denver is cheaper - aurora, brighton, etc. but I don't know.

At your price point, it would almost have to be townhouse or apt. DD is renting a townhouse in Westminster in your price range, 2 BR.

If you can pay $1600, you'll be able to find something in Stapleton, which will provide you with parks, pools, and great schools within Denver. A friend of ours was able to get a 3bd/2bath townhome @1600 sq feet for $1600. Rentals thru realtors will cost you more. For $1400, you could find something in Park Hill/Mayfair/Montclair. You won't have the same amenities, but the commute will be short. At $1200, it will be hard to find anything close-in. You'll likely be looking at Aurora, Commerce City, or SW Denver.

Forgot to mention - you can probably find something for $1200 in the East Colfax neighborhood (borders are Quebec, Montview, Yosemite & E. 11th). Try to focus on areas closer to Stapleton or Lowry (away from Colfax).
