Two big dogs + townhome rental is a tough equation. You could maybe find a "beater" home in the DU area that would rent to you for that amount, assuming that it doesn't have very many bedrooms. There are also some really small homes in old Littleton that might be rentable for that amount, but I am not sure it's going to be teeming with a lot of other people your age.

I think you're going to have to either modify your criteria, or hit the jackpot with a particular development that manages to tick off all the criteria. Generally you're describing a suburban type of property with an urban climate--not sure those are too abundant.

Rocky, could you tell me about the DU area? Is it close to a light rail stop? What could be expected as rent for a small house with a fenced yard that would allow dogs? Being that the DU area is near the college, is it a good place for a thirtysomething person to live?

Lightrail right at I-25/University. Rent for a home with yard anywhere $1,000/mo - $1,800+ depending on size, how close you are getting to Wash Park.

Me being 30 something if I lived near DU, I wouldn't necessarily hit the night life around University/Evans... Except for a burger at Spanky's or a really cheap beer and pool at Stadium Inn. I would go to Wash Park area or closer to downtown for more people my style.

Thanks - I am not so concerned about nightlife as much as finding a suitable home, which is in a safe neighborhood close to light rail. It would also be nice to be near a bike trail so I could bike to work downtown as I have read many people do in Denver (how cool would that be!).

Light rail currently runs along I-25 and most bike downtown on Cherry Creek Trail

And the Santa Fe light rail line with the South Platte River Trail will get you downtown. Look all along those routes.

That's helpful - thanks! I'll be out there next week and perhaps I can make a quick jaunt along the Santa Fe line to get a better idea of that area.

There are quite a few rent houses near DU, mainly south and west of the university. More expensive and fewer options north of Evans, with the cheapest houses closer to Yale (and still not too far from the DU light rail station for the E/F/H lines). The further west you go though the closer you are to the Evans station on the C/D lines.
