Hello All,

I'm relocating to Denver to help expand our downtown office. I'd like some info on 55+ communities in Denver. I'd like to be able to use public transportation to and from work and not have too long a ride one-way....maybe 30-45 minutes tops. Ideally, the area would be very walkable for groceries, etc.

Does anyone know any 55+ communities with this description? I would prefer to buy, but also know that housing costs are much higher in Denver than in Houston, TX where I live. So, renting is an option also.

I'd like a place with lots of storage, w/d in unit, and it sure would be wonderful to have a gas stove even though those look to be in the minority.

As far as 55+, all communities in the Denver area are diverse with many age groups. I don't think there are any specific age groups in any of the Denver Metro neighborhoods. Downtown Denver is the only area I can think of that is mostly just younger (18-35) people.

If you're willing to pay at least $300,000 for a decent sized home, the suburbs of Greenwood Village or Centennial have many nice and quiet neighborhoods south of Denver. Centennial is larger in area and the neighborhoods are close to all the stores one needs for everyday life. The light rail is right along I-25 and close to both suburbs, and allows easy access to Downtown Denver in 30 minutes or so. Here are links to info on both suburbs. Best of Luck.

There are many over 55 communities - I'd suggest Riverfront. along the sw light rail line.

We are building in Fairway Villas and love our house plan but I don't have any info about public transportation, we've heard that light rail is coming in a year or two. You may want to start by going to 55plusdenver.com. Others we looked into were the Dell Webb and Lennar. Those two may be a little far for you. Fairway Villas' homes are all single family, and is in Denver about 10 miles SW of DIA. Heather Gardens is also in town has single family, multiple family and high rise but it didn't feel right for us. Each property has its own unique amenities and these may play into your decision. My wife and I are really looking forward to retiring in Denver. Good luck with your search.

Apparently I was wrong that there weren't any neighborhoods that are 55+ mostly in Denver. Thanks everyone else for clearing this up!

Tks to everyone for their responses. I'm quite disappointed in the lack of 55+ communities actually in Denver or near enough to downtown to be able to take public transportation to and from work....and not spend an hour each way. Why do you think that is?

It's surprising also because I've read that Denver is a good place for seniors because of the weather, medical facilities, etc. It would make sense (to me any way) to have lots of 55+ communities.

BTW, does anyone know anything about Windsor Gardens?

I think most of the seniors who are already in Denver age in place. Those who move here specifically to retire aren't working so don't worry about a commute to downtown and they can choose the resort lifestyle offered by the communities on the edge.

I was surprised when I moved here 20 yrs ago from CA that there weren't alot of gated communities because that was very common where I came from. I think that in general most neighborhoods are very safe here so they aren't needed. You may find once you get here that you find the non-55+ neighborhoods meet your needs just fine. There are recreation centers in every metro city that offer pools, work out facilities, classes etc. so if that is important then you could find a place near one.

In any event, welcome to Denver! I hope you find what you are looking for.

1. Windsor Gardens. Old People. At least, that is the perception. 3000 people. Voter turnout is really high. Officially, WG is 55+. You can contact them Windsor Gardens - Home

2. I think that people over 55 are healthier today and don't want to admit that they are getting older. I am 64.5 and sure don't.

3. People want to live in mixed-age communities. I like seeing kids at the park.

4. There is no tradition of large 55+ communities in greater Denver as there is in Phoenix.

5. Developers of new, close-in housing are seeing many more "retired" people buying than they predicted.
For example: Tennyson 7 is only 7 units, but more than half were sold to Boomers. The developer expected 100% to be people under 40.
For example: New Modern Homes for Sale | Midtown - Denver, CO with 300+ units is seeing "many retired people from farther north of Denver".
For example: The Berkeley neighborhood where I live is one of the few places in Denver where you can build duplexes. Many of these are being sold to 55+. Public transit is good (our Transit Score is 40, which I think is too low). Walk Score is 85+. Three supermarkets withing walking distance.
