Hi - we are moving to the Denver area in early fall. I've been searching sites such as PadMapper and Craigslist with little luck. A few questions:

1) When does most supply become available in the rental housing market? For example, if we want to move in mid-October, is it best to look one month before? Best to look the beginning of the month vs. middle vs. end? If we had to pay an extra month's rent to find the right place, we would be willing.

2) Are there rental brokers who know about rental houses before they even are posted on sites such as PadMapper? If so, does anyone have any recos for a rental broker who would specialize in the South Denver neighborhoods - specifically interested in Greenwood Village area. What is the typical fee for a rental broker in Denver?

3) Do you recommend any other sites to find rental houses besides PadMapper / Craigslist? I've searched this forum and it seems PadMapper is the most widely recommended.

I have used zillow and trulia to find rentals in addition to craigslist. Hotpads is another one.
