While on my vacation we looked at the following suburbs in preparation of my move to Colorado. While I preferred Arvada and West Wesminster because of there vicinity between Boulder and Denver I found that the houses felt very small and crowded as well as a bit over priced while Lakewood towards the west is actually quite nice with more reasonable home prices as well as the Lite Rail close by and Littleton was very reasonable but could potentially be a nightmare if I were to work in Boulder.

Of these 4 does anyone have any suggestions on what they feel would be a reasonable place to live? We plan on renting for the first 2 yrs anyway and more than likely my job will be in downtown Denver.

Thoughts? Suggestions?

Not that I can think of. Not knowing you price range it is a nice enough area. If you go a few minutes further west in to eastern Golden, there are also some nice houses. Very suburban feeling, but mature landscape. If work does end up being in Boulder this would not be an ideal location.

We had a price range of around 150,000 to 230,000. We are not looking to buy yet so I"m not to worried about actual house pricing. Now for rent I could do up to 1600 and be comfortable. Wife is gonna stay home with the baby so we're taking down our amount of what we would have with dink

Lakewood is cheaper than Arvada?
I'm looking houses for last 3 months and Lakewood houses are very high nowadays.
I see the same size/age houses in Arvada and Westminster much cheaper.

The only areas that have cheaper houses nowadays are Highlands Ranch in the south and Thornton in the North. All suburbs around Denver have gone up.
Specially in Lakewood/Littleton as there is no new house being built at all due to the fact that no land is available for new construction.
There is one community with new houses near Green Mountain but price starts from over $600k so out of range.

Location wise, Lakewood and Littleton are the best to commute to Denver downtown, Golden and Englewood (DTC) area for work.
If you are planning on working in Boulder area, then definitely look in Westminster/Broomfield area.

When looking at homes in the following price range 150-250K, 3bed/2bath, 3 mo's sold avg., Arvada, Lakewood, Wheatridge and West Westminster are all with in 212K to 219K avg price range, Golden came in at 226K avg sales price.

It's all about supply and demand, and right now its a seller's market driving the home values back up. Just do your home work prior to purchasing, make sure to pull comps and don't over pay unless you really want that house.

Default Not NEW houses...

There are very few NEW houses in Arvada or Lakewood or Golden that aren't in the very high price ranges that make infill worthwhile for builders. However, there are plenty of time-tested, 30-50 year old houses that can be had for $200-300k that maybe need just a bit of cosmetic work on the inside and come on pretty good sized lots of land.
