Hi all...

we are looking for a house 2/2 and animal friendly
with over 1 acre
that allows horses
that is NOT a cookie cutter
that is near denver (we have land in Idaho Springs and really like that area, but we have been screwed-in the bad way by a local log home builder)
soooooooo
any suggestions of areas that will fit this bill?

we can afford 250-300k

Actually, your criteria is pretty specific, so why not just do a quick real-estate/MLS search. There's not many properties that meet your criteria, and the ones that are there are not all that close in, but there are some properties out there.

I did one and found that you have some options in the rural U.S-285 corridor (southwest of Morrison toward Conifer), rural Elbert County east of Franktown, the CO-72 corridor heading toward Nederland, and the Strasburg/Bennett area out east.

Conifer/Bailey is about all I can think of that "may" fit.
