I am putting my house (2700 sq ft living space + 1500 sq ft fully unfinished basement) in the market and was looking for some quotes to do the move out cleaning. I have a labrador and so the carpet is kind of really dirty especially the hallway and family room where we most spent the time..I got a quote for $400 for cleaning the entire house. The lady told me they do only shampooing the carpet and not steam cleaning. Is that good enough to remove the dirt? I have white carpet and the high traffic areas are kind of light brown color from the dirt. Should I get a professional carpet cleaner or the shampooing should be good enough? And is it reasonable price of $400? Its a 4 bedroom, 2.5 bath house. But we use only the master bed(just myself, spouse and our 15 month old son) the other three are used rarely when we have guests. So they just need min vacuuming. The main areas are in the main floor (kitchen, family room, hallway and our master bed/bath and the stairs).. Is $400 reasonable? Plus they charge $250 for staging. I already have all our furnitures, so they are pretty much just arranging it for $250. may be I should do that on my own.. Any advice will be greatly appreciated...

Get the good stuff, the steam clean. I'm surprised your realtor hasn't told you to replace the carpet at the last minute before open house / listing.

Call Coit and get a quote for their best cleaning. ($400 is way too low.)
Then, consider replacing all the carpet.
You should expect to spend 1-4% of the listing price of your house on "getting it ready".

Thanks davebarnes; for the quick response. Our carpet is good looking except the above mentioned areas since we restrict the dog to those two places. Every where else, it looks new and just needs basic vacuuming. That' s why the quote is low.. Even if I get steam cleaning, it will be limited to may be 500 sq ft. which is dirty.

I am all for the carpet cleaning before photos for a listing. I question the $250 for staging.
