OK -- looking for advice: Have a job waiting for me at Denver Health, but need to find the best place to live. Have 4 year-old-twin boys -- need the outdoor space for play and to burn off energy! Schools will be an issue at some point -- but day care is the focus also for now. Also have a dog (pit bull so that limits us severely). Not really into living in the urban area - more of a suburb type family (bigger home, more space, etc.) and willing to commute (less than 30 miles to work). Easy access to highway/interstate. Love local restaurants and shopping.

Some likes -- open air (tired of the lovely inversion air of Salt Lake City winters), lots of space, friendly and open neighborhoods, farmer's markets, nice shopping (willing to drive to the bigger malls), accepting of diversity, etc. Get into large houses (>3,000 sq ft -- looking for prices between $80 and $120 per sq ft)

Some dislikes -- crime, gangs, drugs - all the things that bring down the community. Don't care for the "cookie-cutter" style houses or tract homes. Not a fan of busy streets - traffic -- congestion. Finally -- can NOT be an LDS church nearby -- after 3 years in Salt Lake City -- need to be far removed from the LDS culture! LOL

Suggestions?

Your price point and desires of suburban living put you in a tract, cookie cutter development.

I was trying to think of somewhere you can get a unique neighborhood with a large lot, 3,000 square foot home, shopping nearby, great highway access, within 30 miles of downtown for $300K and frankly I'm stumped. Maybe someone else on here knows about something I don't and will chime in, but I think your expectations seem unrealistic.

Kittredge, Idledale, Indian Hills. Definitely not cookie-cutter. More land, within 30 miles. Easy highway access. No restrictions that I am aware of for pit bulls. Parmalee Elementary which is excellent.

Unless I am mistaken, there are no $120/sq foot homes in those communities.

The good news is, there are home in the $320,000 price range, but the OP is going to have to settle for closer to 2,000 sq/ft to get the rest of what he wants.

Here's one that is pretty darn close to what the OP is describing. It was the one that came to my mind immediately after reading his criteria. Granted the price is slightly higher (which is negotiable) than what OP was looking to spend and it's 200 sq. ft. smaller. It fits ALL other criteria. Yard is big and level, which is great for kids and a dog. Elementary School is highly rated which feeds into highly rated middle and high schools as well. Clean air, no LDS church near by, great shops and restaurants in nearby downtown Evergreen, Kittredge, and Morrison. Highway access is a breeze. Commute to work would be 24.9 miles. NOT cookie-cutter.
