I recently moved to the Denver area; we looked in Arvada (among other places) but did not move there. However, my realtor and my wife's aunt both pronounced "Arvada" differently, which was strange since both of them have lived in Arvada in the past.

One of them said it is pronounced Ar-vaa-da (like Nevada), while the other swears the correct pronunciation is Ar-vay-da.

Who is right? "Ar-vay-da, Ar-vah-da, let's call the whole thing off"?

and

Like "Tar-jay" for Target?

I'm sure my wife's aunt was not joking. It's possible she's never made a joke in her life.

She probably took someone's snide joke as gospel. Yes, it's like Ar-vah-dah, not Ar-vay-da.

While there is an "Ar-va-duh" / "Ar-vah-duh" debate, "Ar-vay-duh" isn't part of it.

"Ar-va-duh" is preferred by those who call the state "Col-o-ra-do," while "Ar-vah-duh" is often preferred by those who call the state "Col-o-rah-do."

FWIW, never have I heard the state called "Col-o-ray-do."

It's Ar-va-Duh. If you pronounce it differently, it means you're not an Arvadan.
