Just won a contract on a 3/2 in South Littleton (wads/chatfield) for $330, asking was $340 (yes, 10k under).

Only negative is $100/month HOA that covers clubhouse, pool, trash and snow removal, but it's hard to argue with a newer 2 story plus a finished basement

Announcement from CDOT in January of this year: The Colorado Department of Transportation (CDOT) announced plans to accelerate the environmental and planning process for improvements on I-25 from C470 to Colorado Springs, with attention to the gap area from Monument to Castle Rock.

By accelerating the environmental planning for I-25, CDOT will have a project ready for construction by summer 2019—with a project fully constructed between Castle Rock to Monument in five years—if funding is identified for construction. They anticipate that it will cost $300-$400 million to build 17 miles between Castle Rock and Monument.

Congrats!!

And $100 for the HOA doesn't sound that bad since it comes with some nice amenities. You'll enjoy not having to shovel snow!

I think the lower end market may be loosening up as there are a lot of apartments going up. A lot of people were buying because there wasn't a rental option. Hopeful.

I have lived here for 29 years. I have had my real estate license for 28 years. I know South Jeffco is not the same as Littleton.

Yesterday there were 5 actives under $400,000 in 80127.

How in the world do apartments being built equate to that? Wishful thinking?

Uhhhh okay, technicality. The addresses are all Littleton for both mailing and on the MLS, and you know that.

And why are you leaving out 80128 and parts of 80123? That's all south Jeffco too.

There's 14 active listings in Jeffco south of 285 under $400k right now.
