Just won a contract on a 3/2 in South Littleton (wads/chatfield) for $330, asking was $340 (yes, 10k under).

Only negative is $100/month HOA that covers clubhouse, pool, trash and snow removal, but it's hard to argue with a newer 2 story plus a finished basement

Congrats!!

And $100 for the HOA doesn't sound that bad since it comes with some nice amenities. You'll enjoy not having to shovel snow!

Default never thought it would get this bad for buyers

I was showing the 5 houses on the market in South Jeffco under $400,000 today. 5 Active, 29 under contract, 16 closed in the last 30 days.

If by south jeffco you mean Littleton, I see 13 active.

I think the lower end market may be loosening up as there are a lot of apartments going up. A lot of people were buying because there wasn't a rental option. Hopeful.

I have lived here for 29 years. I have had my real estate license for 28 years. I know South Jeffco is not the same as Littleton.

Yesterday there were 5 actives under $400,000 in 80127.

Uhhhh okay, technicality. The addresses are all Littleton for both mailing and on the MLS, and you know that.

And why are you leaving out 80128 and parts of 80123? That's all south Jeffco too.

There's 14 active listings in Jeffco south of 285 under $400k right now.
