Yes, SkyDog77, I will agree with you there, actually. Would truly be nice if others dropped this and moved on as well, but since that probably won't happen, you're right, I'm not responding further.

Thanks. Just went under contract on a decent sized commercial property on Friday. Another buy, remodel, and hold opportunity.

new_to_town, your post showed a level of arrogance I have rarely seen on these forums. You should've asked for a thread lock and stopped visiting the Denver forums when you decided not to invest here. Please refrain from insulting students that are working on credentials you don't have. That's beyond silly Many of us "students" have several years to decades of experience and are only adding to our education. If you want this to end, just leave. There is absolutely no reason for that kind of behavior.

These forums serve as an informational resource to many people considering the city. It is to their benefit to see intelligent discourse and rational analysis that can aid them in the decision making process. Personal attacks against people for pointing out logical flaws in an argument do not provide value to anyone.

Yeah good luck with that, as I said one area I'd likely invest. What type of property - office space/retail/other? Last year when I checked the vacancy rates on office space in Denver had really improved with the economy there esp in the tech sector but haven't checked any data recently.

Mixed office suite and retail.

we just put in a bid $40K over the asking price and lost . Crazy market.

Asking price was $600,00 and seemed underpriced. Apparently there were 7 bids the first weekend on the market. I don't know anything about the accepted offer, but we were not prepared to go any higher.
