Yes, but other than proximity to jobs, is it THAT much of a step up from Centennial, Highlands Ranch, Parker, etc?

I work in the Meridian area near Lone Tree and the construction has exploded in the last 5 years. The houses that have been built there are very expensive and there aren't very many of them. Lots of new apartments though. Everything kind of grew up around the Sky Ridge Medical Center. Lincoln Avenue through Lone Tree is a nightmare.

I lived in Lone Tree from 2012-2014 and I can tell you that the drawing factor besides being relatively close to job centers like DTC and Inverness for people would be being close to a hospital and a couple of other medical centers like Kaiser that just opened a big facility there. Also, people see it as a positive to be close to big shopping centers and malls like Park Meadows. Those are the biggest factors. When I lived there I didn't find these things to be as appealing even though I work in DTC so I ended up moving to the inner city which is more diverse and has a lot more going on. Also, what is pushing up the average price in Lone Tree are the large expensive new homes in Heritage Hills and Heritage Estates otherwise I think the average would be in the 500s.

I mean, if you walk around the newly minted neighborhoods off of Lincoln, it's really stunning visually. There are some great views of the mountains, good access to parks and trails, etc. And I assume people like having quick-ish access to the mountains via C-470.

It's a very nice and new area, I will say that. I don't know if I'd consider it a considerable step up from Centennial or Highlands Ranch. Maybe Parker due to closer proximity to the metro and highways.

I think you hit on a good point as well. There's pretty limited housing in the area, which probably contributes to the higher COL.

It's a step up. More country clubs, gated communities, more upscale shopping and dining, newer (than most of the above 3 in most areas), more affluent residents.

Lone Tree is probably the closest thing there is in Denver to an Irvine, CA.

Last month, the Denver Front Range housing market saw the second-most sales of any November in the 26-year history of the REcolorado market report. During the month, 4,400 homes sold, 10 percent more than November of last year. As compared to last month, sales saw a seasonal decrease of six percent.

Strong sales kept weeks of inventory steady at just seven weeks.
