Denver's star has risen and imho that is not changing any time soon. Denver, parts of CO, are like Hawaii. Those mountains are gold. Maybe in a few more decades that will change when more places with nice potential fully develop and gentrify. People will have lots of options. I don't think homeowners have anything to worry about anytime soon.

Denver, northern Front Range real estate party ends in late 2019, new forecast predicts – The Denver Post

"But Location Inc., a geographic research and real estate data firm, warns that years of rapid appreciation will shift into a stretch of falling prices starting in late 2019. More specifically, the forecast says, median home prices will fall by more than 20 percent during the following few years, due in large part to a growing gap in wages and home prices."

I plan to call BS on this in 3 years.
5 year predictions for micro markets?
Prices are going to start dropping according to the computer model thing developed by location inc.

Can we revisit this click bait crap in 5 years?

" In Green Valley Ranch, the company projected a decline of 32.7 percent, but in the trendier Sunnyside neighborhood, house values went up 15.6 percent."

This is according to Channel 7.

Denver metro stats are posted in the other thread. The laws of supply and demand at this moment do not point to stagnated prices. The over $700,000 market will not appreciate as much, as it is more affected by presidential elections next year, until the 4th quarter when half the population is happy with the outcome.

I closed on my new home at $750k in April. We just re-fi'd and the appraisal was $980k. Every home built since me in my section is $900+. I have a better lot than all those homes with views of Denver and the Foothills.

They aren't having a problem selling about $900k where I am.

2019 is essentially over. Where are all those price drops happening?

Yeah there's been people commenting in these threads about waiting out the market....well you missed out on huge gains and your rent is still going up.

I think housing will be more steady maybe a bit more room for negotiation but there won't be any deals.

And to be honest, anywhere worth living isn't cheap.

Not true.
Plenty of places around the world.
You just need to speak the language and have sufficient passive income.

I was speaking of the US.

Good areas with good schools, weather, jobs etc.....all are pretty $$$$. My buddy moved to Indy and had to take a 40% pay cut but at least his home is 30% cheaper?
