Hi everyone,

My family is looking to relocate from Appleton Wisconsin as we are sick of it here. We love the mountains, so Colorado has caught our eye (among some other states). I'm a social worker and my wife is a stay at home wife with no college degree, so we are trying to live within our means.

I hear CO is quite expensive, so I figured I'd start off here asking where nice middle class suburbs of the Denver area are? I'm looking for something under $175 that is in a safe family oriented neighborhood. However, I don't want a shoebox or a dump either. Does this exist in the Denver suburb areas?

Use Zillow.
Use the filters.
Townhouse is most likely.
Most areas are safe.

Much more important, in my opinion, is: what is your work address?

FYI - "The median sales price for homes in Denver CO for Jan 14 to Apr 14 was $252,500." Trulia.

BTW - Our governor is a nice guy.

Your options are very very limited, depending on what you consider a shoebox. Even in the cheapest suburbs, like Aurora and Thornton, there doesn't look like there's much out there (I was searching 3/2 1500+sqft). The price point you're looking at is significantly below the average in the area and therefore you can expect to end up with something significantly below average in niceness, I'd say.

There is nothing. It sucks. I want to move back to the Midwest so bad even though I love it here. On my salary there I would have one of the nicest homes in town. Here 200k will get you nothing except something that needs to be torn down.

Avoid town homes and condos. My neighbors decided to take up pot smoking and it is horrible. I'm all for people doing what they want but have some decency if you are in shared housing. You would be better in the shoebox in the worst part (there really are none) of Denver.

So I am looking too so I can escape my situation. And my place is in what I would say is one of the better parts of the metro area…….so it can be bad anywhere. I'm seeing a lot of town homes and condos on the market and I would guess this problem is becoming an issue. Why else would they move as they are looking at doubling thier housing costs to get out. Sure, some people move up but I've noticed some complexes are being vacated like crazy. Bad neighbors or bad HOA? Take your pick!

real estate 101... Location, Location, Location. Denver is a hot market right now because everyone wants to live near the mountains and have the great amenities that come with Denver. Of course I could move to Houston and buy a small mansion for 200K, but then I would be living in Houston.

OP, good luck on the 175K. That is going to be a REAL tough amount to work with.

Have you thought about Colorado Springs? I knew that real estate is a bit cheaper down there. Keep in mind that a commute to Denver is out of the question.

Even a year ago the $175K market had plenty of listings to look at. It's a freaking joke now, like $125K back then.

I really like the Colorado Springs suggestion. There's no way I'd want to be moving here on a budget right now. Give us a few years, and we'll start to resemble San Francisco.

One of the things that might help increase the amount of house you can afford is the lower tax rate in Colorado.

I looked houses in Appleton and calculated that the effective real estate rate on a house is about 2.25% of the house value (a $190,000 house has a $4,000 yearly tax bill [$333/mo]). When I did the same thing for a house in Jefferson County, I found a $197,000 house with a $1,600 tax bill (effective rate of 0.8% [$150/mo]). Lower taxes here will allow you to pay a higher mortgage payment if needed.

That said, if you can afford $225,000 your options open up a bit.
