I'm an out-of-stater considering relocating to Colorado. Am looking for a family-friendly gated community zoned to Cherry Creek schools.

1. How hard is it for a bright youngster to get into the Challenge School kindergarten class? How hard is it for an older student--say, a fourth grader--to get admitted?

2. What is the friendliest gated community in the Greenwood Village area? Anyone know anything about The Reserve at Cherry Creek?

3. I hear a lot about foreclosures in the Denver area. Is this a factor in Greenwood Village market? What is the outlook for prices over the next 6-12 months?

I don't think I've ever seen a gated community here, but I'm sure they exist. There were many of them in California where I lived, and they all seemed so isolated. You couldn't walk to anything from behind the gates.

I think for the most part the city of greenwood villiage itself is one big gated community. At least that is the feel you get when you drive through. Most of the neighborhoods have huge brick walls to keep people out.

There are more than a few gated communities in GV. 114 are currently on the market. Priced from $300,000 to 8.2 million.

I call GV the "great walled city" the city erected these large walls between the major streets and the houses.

Average Days on Market 74. Average price per square foot $177.

I thought too that the lots in GV are much larger than your typical suburban area

Some are, and some are not. Some of the gated communities are "patio homes" meaning the HOA takes care of the small front lawn, and you are responsible for the back. Lot sizes can range from .10/acre to 4+.

Greenwood Village can be suburban or estate like.

A gated community serves a better purpose; It keeps these people in and contained. When the great uprising of the proletariat occurs, we will know where they can be found.
