The average rent in Metro Denver has eclipsed the $1,000 mark according to a report by Apartment Association of Metro Denver and the University of Denver.

Key reason, as summed up by Jeff Hawks, principal with Apartment Realty Advisors, "The state of Colorado believes that we will create seven jobs every hour in 2014," said Hawks. Five Colorado residents turn 20 years old every hour, but we are only delivering one new apartment unit per hour."

When adjusted for inflation, however, rents have been flat since 2002.

Glad I own a house!

I do sympathize. We went through a horrible (for renters) market in California in the mid 90s. They started raising our rent $200 a month every 6 months However, this pushed us to buy a condo that ended up being cheaper than the rent was.

Me too.

My $800/mo 2 bd/2ba condo that I rented in DTC from 2009-2014 looks like it was more of a steal every day.

I plan on moving out for a while but initially it will just be myself. Is is reasonably possible to get a decent studio apartment for ~800 dollars on a 6 month contract in a decent area?

I may be transitioning out there so any advice would be greatly appreciated. The location is Greenwood Village (the location I would be working).

More bad news on the rental front:

Zillow says you need to make $35/hour to afford the median rental in Denver. That is 4.5 times the minimum hourly wage. This is based on the being able to afford the median rental ($1772/month) while not spending more than 1/3 of your pay on housing.

The good news, I guess, is that half the rentals in Denver are less than $1,770 per month.

The solutions are to either find a roommate, stop eating, or kiss your retirement goodbye and spend more than 30% of your pay on housing.

I should have held on to my townhouse.
I could have sold it for $30 more had I waited 9 months.
Renting it may be was great idea.
Oh well. ..

Is it hard to find a house for a 6 month rental that is hooked up with good schools AND allows 2 large dogs (65 and 85 lbs)?? My family and I are moving Denver and may rent before buying to get a better sense of the area... Thx
