I'm very new to this area so my knowledge is very limited, but if you have the urge to live in/close to downtown, there are a lot of new apartments going up in the Union Station area near the Riverfront. It's a really cool area, but the prices are higher than what you're paying. Studios start around $1,300 and one bedrooms around $1,500. Light Rail is available at Union Station. The growth/new construction in this area (and most of Denver) is mind boggling... Here are some examples >

I second LoDo. Some of the buildings that may have apartments around 1.3k are: 2020 Lawrence, 720 16th st, Ballpark Lofts, Midland Lofts, and Point 21 (not open until March).
At worst, I would live in the Golden Triangle or Capitol Hill. LoHi will be too expensive, but Riverfront Park may be affordable. Living anywhere farther away will take away the fun, although if you prefer quiet and green, Wash Park and City Park may be viable options.

It would be crazy for him to live somewhere that he couldn't walk to light rail. Capital Hill and City Park should be out.

Thanks for the help guys!

I looked around those areas and found some possibilities. There are a lot of places 1200+, especially close to the light rails. The places I looked for are a little further from the stations.

I can possibly squeeze more for rent. But I rather not. I have a lot of my checks going to 401 and stock options with my company.
