I have friends that live in Murphy Creek. As far as fences, you can put thin wire fences inside the white "neighbor facing" fence. My friends have two dogs, one of which is a small puppy (but will grow to about 85+ lbs, but she's small now). No problems at all with their dogs getting out, and their back yard faces the golf course, and the fence keeps the dogs in. Let me amend that...no problem with the dogs getting out of the back yard. The grown up dog did figure out how to open the front door, so now they have to work with that, but that's not a Murphy Creek problem, that's a dog that's too darned smart problem!

I have never used the toll road going to and from their house. I almost always use 70 when I go there, and then take the 470/Gun Club exit, and take Gun Club. No need to enter 470 at any time.

There is a pretty good neighborhood feel, on their street, everyone knows everyone else, pretty much. Their kids babysit/shovel snow/mow lawns in the neighborhood. Overall very family-friendly.

I agree with the drawbacks, though. Schools are Aurora schools; my friends home school and have been accepted at Overland in the Cherry Creek district for electives (music and theater) classes. It is FAR from everything. The new convenience/liquor store that opened at the corner of Gun Club and Gun Club helps, but the nearest grocery store is over 6 miles away, about a 15 minute drive. There is constant plane traffic. We've sat in my friend's hot tub in the back yard, and picked out what flights were landing by the color paint on the plane's tail, that's how close it is. It IS possible to get used to the commercial plane traffic, what can be tougher is the planes at Buckley, depending on what drills are happening. The days that are training touch-and-go can get pretty darned loud. Cell phone service can be sketchy. We joke about Buckley jamming communications if they have sensitive work going on, but dropped calls are quite common in Murphy Creek. The dump is very close, the entrance is about 2.5 miles south of the south end of Murphy Creek, which can cause some heavy traffic on Gun Club south of Jewell. However, if you don't leave the subdivision and head south on Gun Club (just head east on Jewell, or north on Gun Club or E. 6th up to the base, you'll never drive by the dump. You CANNOT see the dump from Murphy Creek. But it is there. And I'd wonder about....aromas if the wind is right.

This is all based on many, many visits, over the last 2 years, to the area. Is it close to Buckley, Yes, very. You won't find a nicer subdivision closer. Is it relatively inexpensive for the greater Denver housing market for nicer homes? Absolutely. Are there trade-offs? Definitely. My friends are happy, but it wouldn't be a good fit for me. Visit the area, take a look, talk with the folks there. They'll let you know the pros and cons from their perspective, too. Then decide if it's YOUR fit.

Lived in Murphy Creek for 10 years. Kids love the school. Great pool and excellent golf course. Never bothered by plane noise. Have great neighbors and community and close to Buckley. Doubt any of the critics have lived there or talked to residents.

Well, I don't know who thinks that's a nice look. I'd never purchase a house with that type of fencing. I live in Stapleton where the houses are 10' apart and I have more privacy.

I don't like it either. I like my privacy fence and I also have dogs that could easily jump those split rail fences.

We currently have split rail fence, and I'm not a huge fan from a privacy perspective, but after 20 years of living downtown, its not a major adjustment. I can see if you've been suburban for sometime.

Regarding the dogs, the other option is to properly train them not to leave the yard . . . it takes some time and energy but they can learn and everyone will be safer because of it. Our's know better and they do just fine.

I agree about training but sometimes it doesn't matter.



I have trained my dogs, well dog because the other one is only 3 months old, to stop chasing rabbits while we are in the front yard but squirrels are a whole different thing. Squirrels taunt them.

OK, that's fair - As the owner of a bird dog, I know the challenges, although mine were more geese and rabbit driven. He knows better now, but as a puppy instinct definitely ruled the brain.

Don't rule it out, but I personally wouldn't suggest it. It just feels so far removed from everything. Not the best location, although the houses are very nice.
