I think it would be a good idea to visit and get a better idea of what Denver metro neighborhoods are like. The truth is, you won't be able to afford one of the "branded" popular neighborhoods that everyone talks about all the time on this board, but $300-400K is still plenty of money to buy into any number of good neighborhoods that meet most of your criteria. In the south suburbs, Littleton and Centennial are worth a look. Maybe Parker and parts of SE Aurora. In the city, there are options near the south side of town, near I-25 and the light rail - neighborhoods like University Hills, Hampden, or Virginia Village.

Park and ride stations exist out here too :-)

Look for homes around this elementary school:
Walnut Hills Community Elementary

This neighborhood is in your price range. Walkable to everything (restaurants, grocery, post office, library, light rail, movies, outdoor amphitheater etc). Biking distance to Loan Tree. Super easy drive or you could go for a hop on the light rail but really just ride your bike from that location. It has good schools all the way through.

Take a look at the property taxes. They may be low enough that you will increase your housing budget. Personally I wouldn't as I like 1970s 1500 sqr ft houses. :-) I also have always picked super walkable suburban neighborhoods and used to live very close to Walnut Hills. It is a great area.

If you want to take the walkable requirement out this neighborhood, Willow Creek, is a great location for work, being slightly south. And it is slightly nicer.

Another option is Hutchinson Hills if you want to walk to Whole Foods and more ethnic restaurants but still be on light rail are the neighborhoods off of Hampden. These are great areas but the schools aren't ranked as highly and the walkable amenities are slightly grittier.

Awesome this all a huge help. Thanks everyone!! I haven't been out to Denver since the early-90s so I'm pretty excited about coming out to visit this fall. Looks like I'll have lots of exploring to do while my husband is in the office
